Effective rate = median real-estate taxes paid / median home value (ratio of medians — the standard county-level method used by SmartAsset and the Tax Foundation). Counties and places without real median tax AND median value data are excluded. Independent cities already covered at county level are excluded from the places file. rankInState = rank of the effective rate within the state (1 = highest). State level: effective property tax rates 2024 compiled from the Tax Foundation (as republished by Rocket Mortgage, June 2026) and WorldPopulationReview; median annual tax = ACS 2023 1-year medians. Small cross-source variances are documented in the dataset notes. Retrieved: county data 2026-06-29, place data 2026-07-17. CAVEATS ------- ACS top-coding: median real-estate taxes are top-coded by the Census Bureau at "$10,000+". Jurisdictions shown with medianTaxUsd = 10001 (e.g. Passaic NJ, Putnam NY, Union NJ at county level) are at or above that cap — treat their median tax and effective rate as lower bounds, not exact values. Effective rates are ratios of medians, not parcel-level rates. They approximate the typical burden in a jurisdiction; an individual bill depends on assessed value, exemptions (homestead, senior, veteran), and local levies. This dataset is market/pricing research, not tax advice.
